We argue that, in order to model the link between socio-economic change and changes in forest cover in a region that is experiencing residential and Recreational Development and agricultural abandonment, land-use and land-cover change need to be represented as separate processes. Forest-cover change is represented here using two transition probabilities that were calculated from Landsat imagery and that, taken together, describe a Markov transition matrix between forest and non-forest over a 10-year period. Using a three-date land-use data set, compiled and interpreted from digitized parcel boundaries, and scanned aerial photography for 136 sites (c. 2500 ha) sampled from the Upper Midwest, USA, we test functional relationships between forest-cover transition probabilities, standardized to represent changes over a decade, and land-use conditions and changes within sample sites. Regression models indicated that about 60% of the variation in the average forest-cover transition probabilities (i.e. from forest to non-forest and vice versa) can be predicted using three variables: amount of agricultural land use in a site; amount of developed land use; and the amount of area increasing in Development. In further analysis, time lags were evaluated, showing that agricultural abandonment had a relatively strong time-lag effect but Development did not. We demonstrate an approach to using forest-cover transition probabilities to develop spatially-constrained simulations of forest-cover change. Because the simulations are based on transition probabilities that are indexed to a particular time and place, the simulations are improved over previous applications of Markov transition models. This modeling approach can be used to predict forest-cover changes as a result of socio-economic change, by linking to models that predict land-use change on the basis of exogenous human-induced drivers.

The Southern Calowanie Peatland near the city of Warsaw sits on a sandy terrace and has well preserved Carex and Molinia stands existing in part of the area, especially where water tables are less than 1.5 m below the surface. The existing drainage network in this southern part has been poorly maintained and could be reestablished to help raise water levels for restoration of the peatland. Modflow was used to look at influence of drainage channel water levels on the overall water table height in the area. By raising water levels in the drainage system by 0.5 m it was found that 29% of the area would become suitable for increasing Carex and Molinia communities.

Peculiarities of the Development of suburban territories of Alytus district municipality
2021Co-Authors: Sidaravičiūtė UgnėAbstract:Darbo objektas – Alytaus rajono savivaldybės priemiestinės teritorijos (Miklusėnų, Alytaus, Radžiūnų kaimai). Darbo tikslas – Išanalizuoti Alytaus rajono savivaldybės priemiestinių teritorijų plėtros ypatumus. Darbo uždaviniai: 1. Išanalizuoti žemės naudojimo bei nekilnojamojo turto kaitą Alytaus rajone 2009 – 2020 m. laikotarpiu. 2. Išnagrinėti teritorijų planavimo dokumentų įtaką Alytaus priemiestinių teritorijų plėtrai. 3. Nustatyti užstatymo bei infrastruktūros plėtros ypatumus pasirinktose priemiestinėse teritorijose. Darbo metodai: literatūros šaltinių analizės; statistinių duomenų rinkimo, apdorojimo, analizės; palyginimo; apibendrinimo. Darbo rezultatai: Pirmojoje darbo dalyje nustatyta, per analizuojamą laikotarpį sodų sumažėjo 66,04 proc., pievų ir natūralių ganyklų – 50,64 proc., tam galimai turėjo įtakos užstatytų teritorijų ploto padidėjimas – išaugo 41,55 proc. Alytaus rajone įregistruotų nekilnojamųjų daiktų skaičius padidėjo 9,69 proc., daugiausiai žemės ūkio paskirties sklypų – 12612 ir kitos paskirties sklypų – 3750. Priemiestinėse teritorijose toliau augs gyvenamųjų namų skaičius ir mažės žemės ūkio naudmenų dėl įvairių veiksnių, tokių kaip žemės kaina ir kt. Antrojoje darbo dalyje nustatyta, kad Alytaus rajono teritorijų planavimo dokumentai nagrinėjamoms teritorijoms turi tiek bendrą, tiek ir skirtingą įtaką. Pakeistas bendrasis planas turi įtakos darnių užstatymo struktūrų formavimui, dviračių ir pėsčiųjų takų tinklo plėtojimui. Infrastruktūros plėtrą taip pat lemia ir specialieji planai. Detalieji planai lemia užstatymą gyvenamaisiais namais, o Miklusėnų k. ir komercinių teritorijų plėtrą. Radžiūnų k. plėtrai įtakos turėjo kaimo plėtros žemėtvarkos projektas. Manytina, kad po bendrojo plano pakeitimo Miklusėnų k. gyvenvietė ilgainiui praras populiarumą dėl pramonės, verslo objektų, Alytaus k. plėtra ir toliau vyks nuo miesto pusės, sodininkų bendrija pamažu bus urbanizuojama, o Radžiūnų k. įgaus dar daugiau rekreacinių bruožų, tad daugės šiame kaime norinčių apsigyventi žmonių, didės užstatymas ir mažės žalieji plotai. Trečiojoje darbo dalyje nustatyta, kad gyvenvietės susiformavo sovietmečiu. Renovuojami seni bei statomi nauji namai. Dominuoja stačiakampio formos sklypai, asfaltuoti keliai. Miklusėnų gyvenvietė išsiskiria senos statybos itin dideliais, plytiniais namais. Pasižymi pramonės, verslo objektais, išvystyta infrastruktūra, čia daugiausiai užstatytos teritorijos (27,45 proc.), ilgiausias atstumas iki miesto centro (5,84 km). Alytaus k. išsiskiria sodininkų bendrijoje esančiais sodo nameliais, čia mažiausi sklypai (5,97 a), siauri keliai. Nuo Alytaus k. trumpiausias atstumas iki miesto centro (3,30 km). Radžiūnuose gausu žaliųjų plotų (užstatymas 8,88 proc.), tačiau šalia jų statomi įmantrūs namai. Didžiausi sklypai (30,90 a), yra renovuotas daugiabutis, alytnamiai. Pagrindinės išvados arba teorinė ir praktinė darbo reikšmė: Alytaus rajone 2009 – 2020 m. laikotarpiu užstatytų teritorijų padidėjo galimai vietoje sodų ir natūralių ganyklų. Priemiestyje toliau augs gyvenamųjų namų skaičius ir mažės žemės ūkio naudmenų, kadangi buvo išsiaiškinti tokie ypatumai kaip žemesnė parduodamų namų valdos žemės sklypų kaina negu mieste 57,07 proc., parduodami sklypai daugiausiai namų valdos, su infrastruktūra. Didžiausią įtaką priemiestinių teritorijų plėtrai turi 2019 m. visa apimtimi pakeistas bendrasis planas. Bendri ypatumai – urbanizuotų teritorijų, infrastruktūros plėtojimas, darnumo siekis. Pagal bendrojo plano ir kitų dokumentų vizijas Alytaus r. yra kaip tausojantis gamtą ir žaliuosius plotus, tad priemiestinių teritorijų plėtra vykdoma formuojant darnias užstatymo struktūras, plečiant dviračių, pėsčiųjų takų tinklą. Tai svarbu ir funkciškai mišrių teritorijų sukūrimui, kad būtų patenkinti gyventojų poreikiai ir plėtra nebūtų chaotiška. Skirtingą tolesnę teritorijų plėtrą daugiausia lemia funkcinės zonos, nustatytos bendrajame plane. Miklusėnų k. gyvenvietės plėtrą galimai slopins artima pramoninė veikla, sandėliai. Alytaus k. vienas iš išskirtinumų yra urbanistinių bruožų įgaunanti sodininkų bendrija, kuri tampa ne vieta žemės ūkio veiklai, atostogoms, o nuolatiniam gyvenimui. Žaliojo Radžiūnų kaimo plėtros atvejis įrodo, kad Alytaus priemiestyje vyksta ne tik urbanistinė, bet ir rekreacinė plėtra. Gyvenviečių užstatymo ypatumai liudija jų formavimąsi sovietmečiu. Keičiantis žmonių poreikiams, rengiami detalieji planai, statomi nauji namai, atsiranda paslaugų, pramogų, tobulėja ir plečiasi infrastruktūra.Research object – Suburban territories of Alytus district municipality (Miklusėnai, Alytus, Radžiūnai villages). Research aim – To analyze the peculiarities of the Development of suburban territories of Alytus district municipality. Objectives: 1. To analyze the change of land use and real estate in Alytus district in the period of 2009 – 2020. 2. To examine the influence of territorial planning documents on the Development of suburban territories of Alytus. 3. To determine the peculiarities of construction and infrastructure Development in selected suburban areas. Research methods: analysis of literature sources; collection, processing, analysis of statistical data; comparison; generalization. Research results: In the first part of the work, it was found that during the analyzed period the number of gardens decreased by 66.04 %, meadows and natural pastures – by 50.64 %. Built – up areas increased by 41.55 % – possibly it had an impact on decrease of orchards and natural pastures. The number of registered real estate objects in Alytus district increased by 9.69 %, the most significant increase was in agricultural plots – 12,612 and in plots for other purpose – 3,750. The number of houses will increase and there will be a decrease in agricultural land because of various factors, such as the price of land, etc. In the second part of the work established that territorial planning documents have both common and different influences. The amended general plan has an impact on the formation of sustainable building structures and the Development of a bicycle and pedestrian network. Infrastructure Development is also determined by special plans. Detailed plans lead to an increase in residential construction, but in Miklusėnai village also to the Development of commercial areas. Radžiūnai village was influenced by the rural Development land management project. After the change of the general plan, the Development of Miklusėnai village will be slowed down due to industry and business objects, Alytus village Development will continue from the city side (including the gardeners' community) and Radžiūnai village will acquire even more Recreational features. The third part of the work states that the settlements were formed during the Soviet era. Old houses are being renovated and new ones are being built. Rectangular plots and paved roads dominate. Miklusėnai settlement is dominated by extremely large, brick houses of old construction. Miklusėnai is characterized by industrial and business facilities, developed infrastructure, the most built-up areas (27.45%), the longest distance to the city center (5.84 km). Alytus village stands out in the garden houses in the gardeners' community – small plots (5.97 a), narrow roads. From Alytus village the shortest distance to the city center (3.30 km). Radžiūnai is rich in green areas (built-up area 8.88%), but sophisticated houses are being built next to them. There are largest plots (30.90 a), renovated apartment building and alytnamiai. Conclusions and practical application of the project: During the period 2009 – 2020 the built up area in Alytus district possibly increased in place of gardens and natural pastures. It is likely that the number of residential houses in the suburbs will continue to grow and agricultural land will decrease, because were clarified features such as the lower price of land plots for sale than in the city by 57.07%, plots are mostly sold with developed infrastructure. The biggest impact on the Development of suburban areas has the changed general plan of 2019. The general peculiarities – the Development of urban areas, infrastructure, pursuit of sustainability. According to the visions of the general plan and other documents Alytus district conserve nature and green areas, so the Development of suburban areas is carried out by forming harmonious building structures, expanding the network of bicycles and footpaths. It is also important for the creation of functionally mixed areas that the needs of the population would be fullfilled and Development would not be chaotic. Functional zones lead to different Development. The Development of Miklusėnai settlement may be inhibited by industrial activities and businesses. The gardeners' community in Alytus village is no longer a place for agricultural activities and holidays – it acquires urban features, suitable for permanent life. Radžiūnai proves that also Recreational Development is taking place in the suburbs of Alytus. Settlements formed during the Soviet era.
