    Abstract:

    This study analyzes the predicaments and prospects of China's Urban Housing market development. To this end, it examines the pre‐reform Housing system in China's Urban sector, presents major reform efforts, and investigates most recent reform designs and price subsidy schemes. The author maintains that China's Housing market can be expected to develop vigorously as both fundamental factors and policy directives favor such a development.

    Abstract:

    China's Urban Housing marketisation hinges on a sensible ratio of Housing price to rent. This research derives a rational level for such a ratio and examines its distortions under the Chinese system. It shows that the prevailing Housing price to rent ratios are significantly higher than the rational level for both subsidised and free-market Housing. Unique Chinese Housing market equilibria are analysed and policy recommendations on commercialising Chinese Urban Housing are suggested.

    Abstract:

    Since 2004, China's Housing policy has entered into an adjustment period. The central government tries to take macro measures to regulate the Urban Housing market, with the purpose of enhancing long-term Housing development and cooling down the overheated economy, which was partly caused by buoyant Housing market activities. Local governments are also required to strengthen the security of Housing. Thus, Housing supply by both the market and government is to be integrated to meet the Housing needs of Urban citizens, and to guarantee low-income and some special Urban groups' residential rights. This paper firstly gives a brief review of the development and transformation of the Chinese Urban Housing market and policies from 1998 to 2007, and then it analyses the Urban Housing policies formulated during the period of macro-economy adjustment from 2004 to 2007, including policy targets, preliminary policy effects and possible policy deficiency.

It points out that the land annual rent system is innovative to our national Urban Housing land using system, and also brings aobut problems and solution ways in implementing Urban Housing land annual rent system.

    Abstract:

    General Housing, economical Housing and underlet Housing constitute supply system of Urban Housing market in China. Based on the real estate development statistical data of 30 major cities, this paper chooses absorption rate as judging market equilibrium indicator and does some research on the structure difference of Urban Housing market with fixed-effect variable intercept model. A strong correlation between economical Housing market and common Housing market is demonstrated in this paper. We also find that the economical Housing subsidized by governments has a typical regional feature. Because the economical Housing supply has an impact on the whole Housing market, local government should use the indicator system of Housing market to design the Urban economical Housing policy.
