    Abstract:

    [ES] En este Trabajo de Final de Grado se estudia la puesta en marcha de una casa rural en el municipio de San Agustín, Teruel. Se trata de una casa con potencial para este tipo de alojamiento, dado que presenta características favorables como son el cumplimiento de gran parte de la normativa con relación a la dimensión o la localización, además, está situada en una zona caracterizada por la oferta de actividades lúdicas, tanto deportivas como culturales. La principal motivación para la realización de este proyecto es la búsqueda de alternativas para rentabilizar los recursos familiares disponibles mediante la puesta en marcha de un negocio aprovechando la actual evolución creciente del sector. En la actualidad, el turismo rural es una de las vías utilizadas para promover la descentralización de la economía en los entornos rurales, actualmente focalizada en las explotaciones agrícolas, y diversificarla en otro tipo de actividades que puedan aportar mayores rentabilidades. La metodología seguida para el desarrollo de este proyecto consistirá en un análisis partiendo de los aspectos generales hacia los específicos. En primer lugar, elaboraremos un estudio de la situación actual del sector del turismo rural para después analizar el entorno y la competencia. Posteriormente, definiremos las operaciones y procesos referentes al funcionamiento de la empresa, también estableceremos el personal necesario en función de las previsiones de ocupación. Otro aspecto fundamental de este trabajo será el estudio de la estrategia de marketing que se aplicará en la fase de introducción en el mercado, así como la elaboración de un análisis de la viabilidad económico-financiera. En último lugar, extraeremos las conclusiones que se derivan de nuestro estudio para la puesta en marcha del proyecto. Cabe destacar que la rentabilidad del negocio dependerá en gran medida de la inversión inicial necesaria para efectuar la reforma y adaptación del inmueble en correspondencia con la normativa vigente. Una vez iniciada la actividad, el éxito del proyecto vendrá condicionado por la cifra de ventas, la cual deberá cubrir la inversión realizada. Inicialmente, la empresa estará formada por un trabajador en régimen de autónomo que llevará a cabo todas las labores necesarias en la empresa, contemplándose la posibilidad de contratar a un empleado en épocas de mayor afluencia de visitantes. Tras el estudio y desarrollo de los aspectos que afectarán a la puesta en marcha del alojamiento rural y el análisis de la estructura y estrategia elegida para este plan de empresa, concluiremos que el proyecto es favorable en todos los aspectos estudiados y, por tanto, es viable su puesta en marcha.[EN] In this End of Degree Project, we study the implementation of a rural house in the municipality of San Agustin, Teruel. It is a house with potential for this type of accommodation, as it presents favorable characteristics such as compliance with most of the regulations in relation to the size or location, among others. In addition, it is in an area characterized by the supply of recreational activities, both sporting and cultural. The main motivation for the realization of this project is the search of alternatives to make profitable the available family resources by means of the beginning of a business taking advantage of the current growing evolution of the sector. Currently, rural tourism is one of the ways used to promote the decentralization of the economy in rural areas, usually focused on farms, and diversify it into other types of activities that can provide greater profitability. The methodology followed for the development of this project will consist of an analysis starting from the general aspects towards the specific ones. Initially, we will elaborate a study of the current situation of the rural tourism sector to later analyze the environment and the competition. Subsequently, we will define the operations and processes relating to the operation of the company, we will also establish the necessary staff in terms of employment forecasts. Another fundamental aspect of this work will be the study of the marketing strategy, that will be applied in the phase of introduction in the market, as well as the elaboration of an analysis of the economic and financial viability. Finally, we will extract the conclusions derived from our study for the implementation of the project. It should be noted that the profitability of the business will depend largely on the initial investment required to carry out the reform and adaptation of the property in accordance with current regulations. Once the activity has started, the success of the project will be conditioned by the sales figure, since it must cover the investment made. Initially, the company will be formed by a self-Employed Worker who will carry out all the necessary work in the company, with the possibility of hiring an employee in times of greater influx of visitors. After the study and development of the aspects that will affect the implementation of the rural accommodation and the analysis of the structure and strategy chosen for this business plan, we will conclude that the project is favorable in all the aspects studied and, therefore, its implementation is viable.Morón Salvador, M.     Abstract This paper uses readily accessible aggregate time series to measure the probability that an Employed Worker becomes unEmployed and the probability that an unEmployed Worker finds a job, the ins and outs of unemployment. Since 1948, the job finding probability has accounted for three-quarters of the fluctuations in the unemployment rate in the United States and the employment exit probability for one-quarter. Fluctuations in the employment exit probability are quantitatively irrelevant during the last two decades. Using the underlying microeconomic data, the paper shows that these results are not due to compositional changes in the pool of searching Workers, nor are they due to movements of Workers in and out of the labor force. These results contradict the conventional wisdom that has guided the development of macroeconomic models of the labor market since 1990.
