    This paper is a survey of the literature on Real Estate Investment Trusts, commonly known as REITs. The literature is separated into three major research topics: Investment decisions, financing decisions, and return and risk issues. The central papers addressing each of these optics are described and their results are summarized. Suggestions for further research also are provided.

    Abstract:

    Real Estate comprises the major wealth of the United States as well as the world and institutional investors (life insurance companies, pension funds and Real Estate Investment trusts (REITs)) have become major investors in Real Estate due to their large portfolios and annual cash inflows. A recent comprehensive study of Real Estate Investment acquisition rules included life insurance companies and pension funds but omitted Real Estate Investment trusts (REITs). This study surveys REITs on all facets of their Real Estate Investments. The survey covers Real Estate portfolio size and type, portfolio composition, Investment by property type, international Investments, before-tax analysis, after-tax analysis, diversification strategies, computer usage, holding period assumptions and criteria for obtaining mortgages, equity positions and construction loans. The results of this study are then compared and contrasted with previous studies.

    Abstract:

    Abstract This study documents the publicly traded equity Real Estate Investment Trust (REIT) universe during the modern REIT era (early 1990s through the present). We show the growth and consolidation of the industry, changes in property type focus, increases in institutional ownership, and the growth of operating partnership usage. Additionally, by property type we illustrate trends in cash flow, variation in dividend payouts, increases in leverage, differences in accounting performance measures (ROA, ROE, Tobin’s Q), a rise in expense ratios, and dissimilarities in profit margins. We also provide a list of all firms who meet publicly traded REIT qualifications. Introduction The Real Estate Investment Trust (REIT) corporate structure is essentially nothing more than a tax status as defined by the Internal Revenue Code. 1 Qualified REITs are able to avoid taxation at the corporate level provided they meet certain regulatory requirements regarding their organization, operation, and distribution of income.

    This paper provides a critical review of research on international direct Real Estate Investment issues. To date, no review article has explored the various findings of studies completed on the benefits of international Real Estate diversification. In the past 10 years, the quantity and variety of work have increased dramatically. The paper is organised by how investing in a Real Estate asset is analysed: in a mixed-asset portfolio context or a Real-Estate-only portfolio context. A fourth section focuses on research that has explored currency risk, one of the prevailing risks associated with international investing. The last section provides conclusions about the research and offers ideas for future research in this growing area of Real Estate Investment.

    Abstract:

    This paper describes a knowledge-based decision support system for measuring the performance of government Real Estate Investment using DEA models. We propose an evaluation framework for Real Estate Investment, including a database, a model base, and a knowledge base, to create a tool that a government can use to deal with decision-making problems via the Internet. This decision support system converts numerical data into information that can be used to evaluate possible Real Estate Investments. Particularly, rules in the rule base are explained in more detail for illustrating the process of reasoning and KDSSGREI adapts quickly and accurately to infer and generate suggestions or actions. Data envelopment analysis (DEA) is used to perform efficiency analysis in this paper. Finally, we apply China's case to obtain strategies for reforming Real Estate Investment.

    In recent years, institutional Real Estate Investment activity has experienced major changes in many countries throughout the world. In Sweden, large-scale Investment projects have increasingly been dominated by several major financial institutions. As in other places, Real Estate Investment analysis in Sweden has undergone considerable change in terms of rigor, focus, and perspective. This study is the first effort ever to systematically assess the current situation in the market for commercial Real Estate in Sweden. The study presents the results of a comprehensive 1988 survey of over 200 commercial Real Estate Investment participants in Sweden including insurance companies, pension funds, construction firms, property management firms, and Investment companies. The survey results are compared with results reported in the United States and elsewhere within the corporate and Real Estate capital budgeting literatures.
