(2015) compared 23 older adults living independently to 23 older adults living in a retirement community on their risky decision making. Results from the Balloon Analog Risk Task (BART; Lejuez et al., 2002) showed that older adults living in the retirement community were more risk-averse, at least partially due to higher initial perceptions of risk (Seaman et al., 2015). Drawing on findings from the literature on older adults' experiences with age-related relocation and theories on aging and decision making, we suggest that a focus on cognitive factors alone may be insufficient to understand the aging decision maker. Rather, risky decision making in aging could be best understood from an integrated perspective, considering cognitive, social, and motivational factors alike.

Persuasive communication aimed at public transportation-oriented Residential Choice and the promotion of public transport

We implemented an experiment that targeted students from the University of Tsukuba, Japan, who were in the process of changing their Residential location. These students were randomly assigned to four groups: the first group was a control group; the second group received an information brochure about apartment flats typically used by students in Tsukuba city; the third group received a brochure identical to the one given to the second group, except that it also included information about the level of bus service for every flat; and the fourth group was provided with a leaflet that provided motivation for PTOR Choice, in addition to the brochure used for the third group. The Residential locations were investigated 5 months after the intervention. There was a significant difference between the control group and the third and fourth groups. The ratio of PTOR Choice in the group with the information was twice as high as that for the control group. Furthermore, the persuasive message also increased PTOR Choice. Additionally, the target groups’ frequency of bus use from home or the university was significantly high compared with the control group.

Persuasive Communication Aimed at Public Transportation-oriented Residential Choice

Testing the effect of this measure showed that more individuals in the targeted groups chose Residential locations near bus stops, compared with individuals in the control group. Furthermore, frequency of bus use was significantly higher in the target groups than in the control group. Recently, the concept of a “compact city” has been discussed as a possible solution to traffic and environmental problems in low densely populated areas. A compact city would have Residential facilities near the city centre, conveniently located close to railway stations or bus stops, thus eliminating much of the need for car use. Persuasive communication to induce people to choose places of residence based on proximity to public transportation is an effective mobility management strategy. The authors objective in this study was to develop a persuasive communication program to induce public-transport-oriented Residential (PTOR) Choice. The measure was developed and tested through field experiments. Because the cost of these interventions was low, this approach can easily be implemented at any university, workplace, or housing agency. Thus, PTOR Choice was shown to be an effective, inexpensive means of substantially improving mobility management in low densely populated urban areas.

A Semi-Compensatory Residential Choice Model With Flexible Error Structure
2011Co-Authors: Sigal Kaplan, Yoram Shiftan, Shlomo BekhorAbstract:Spatial Choices entailing many alternatives (e.g., residence, trip destination) are typically represented by compensatory models based on utility maximization with exogenous Choice set generation, which might lead to incorrect Choice sets and hence to biased demand elasticity estimates. Semi-compensatory models show promise in increasing the accuracy of Choice set specification by integrating Choice set formation within discrete Choice models. These models represent a two-stage process consisting of an elimination-based Choice set formation upon satisfying criteria thresholds followed by utility-based Choice. However, they are subject to simplifying assumptions that impede their application in urban planning. This paper proposes a novel semi-compensatory model that alleviates the simplifying assumptions concerning (i) the number of alternatives, (ii) the representation of Choice set formation, and (iii) the error structure. The proposed semi-compensatory model represents a sequence of Choice set formation based on the conjunctive heuristic with correlated thresholds, and utility-based Choice accommodating alternatively nested substitution patterns across the alternatives and random taste variation across the population. The proposed model is applied to off-campus rental apartment Choice of students. The population sample for model estimation consists of 1,893 Residential Choices from 631 students, who participated in a stated-preference web-based survey of rental apartment Choice. The survey comprised a two-stage Choice experiment supplemented by a questionnaire, which elicited socio-economic characteristics, attitudes and preferences. During the experiment, respondents searched an apartment dataset by a list of thresholds for pre-defined criteria and then ranked their three most preferred apartments from the resulting Choice set. The survey website seamlessly recorded the chosen apartments and their respective thresholds. Results show (i) the estimated model for a realistic universal realm of 200 alternatives, (ii) the representation of correlated threshold as a function of individual characteristics, and (iii) the feasibility and importance of introducing a flexible error structure into semi-compensatory models.

Development and estimation of a semi-compensatory Residential Choice model based on explicit Choice protocols

The model assumes that apartment seekers engage in a two-stage process, consisting of a non-compensatory strategy to retain only alternatives that meet search-criteria thresholds, followed by a compensatory strategy to finalize the Choice. The first stage is represented by hierarchically correlated ordered-response models and the second stage by a multinomial logit model. The model estimation on data retrieved from a real-estate website, designed to track two-stage Choice protocols, reveals the determinants of threshold selection and apartment Choice. Results show that (i) threshold selection depends on individual characteristics, (ii) the proposed model is applicable to Choice contexts with many alternatives, making it unique in the literature of semi-compensatory models and especially suitable for modeling Residential Choice, and (iii) the proposed model outperforms the compensatory model and reveals an upward bias in the parameters of the latter.

It tries to identify how Residential decisions are influenced by socio-economics variables and neighborhood characteristics with emphasis on behavioral differences between the genders. The analysis is based on the Israel Census data for the Tel Aviv metropolitan area and uses both descriptive statistics and estimation of a logit Choice model. The results show the important of both the area characteristics and the commute distance in choosing Residential location and significant differences between men and women. The importance of commute distance in Residential location Choice decreases with increase in one's level of income, level of education, and number of car in one's household. A behavioral analysis on relationship between individuals' travel behavior and Residential Choice behavior

It was also hypothesized that travel habits would last even after Residential removal. We tested the structural causal relations that were lead by these two hypotheses using data from a survey that targeted new corners to a city. The data then supported the hypothesized structural causal relations. In this paper, we discuss that urban policies that integrate transportation measures, land use measures and behavior modification measures are indispensable to develop an ideal city and its transportation.
