Present regulations in Energy matter introduce pressing objectives for the Energy requalification of buildings. Within spring 2020, EU Member States must adopt the European Directive 2018/844, which focuses the attention on present buildings. It establishes new obligations to retrofit the existing building stock. Solutions to improve building Energy performance and to achieve economic, Energy, and environmental benefits become mandatory, requiring robust and reliable procedures for Energy modeling and simulation. The present study will show the importance of considering a non-standard occupant profile in Energy performance simulations. The investigated edifice is a typical residential building in Naples (southern part of Italy, Mediterranean climate), built during the sixties and seventies. For the Energy retrofit of the building, the most common Refurbishment interventions in the Neapolitan building stock will be assessed for Energy, economic and emissions savings, and thus new thermal insulation and replacement of windows. Firstly, the results will be analyzed by taking into account a standard-use profile of the occupants. Secondly, the possible wrong behaviors of users will be examined, to compare an “Energy-intensive” model with the standard retrofitted model. The impact on building Energy demand of the following actions will be analyzed: more Energy-intensive use of the electric and lighting systems, the opening of the windows during the activation hours of the heating/cooling systems, the modification of the thermostat setpoint, the deactivation of the shading systems. The study shows a considerable increase in Energy demand, following the wrong behavior of the occupants, which affects the economic convenience of the Refurbishment investment. The Energy retrofit is economically and energetically feasible for a standard building occupation, but sometimes wrong habits can reduce the convenience, if Energy-intensive behaviors occur. This work will show that, when the numerical building model of a common building Refurbishment is realized and when the cost-benefits analysis is performed, the uncertainty in occupant behavior cannot be neglected.

Then, a calibrated Energy model was presented. In this second part, starting from the calibrated model, some Energy retrofit measures have been implemented. The obtained results allow to discuss two key points for researches in matter of Energy Refurbishment of buildings: a) the importance of using validated models to simulate the present performance; b) the environmental benefits and the economic implications of a deep Energy Refurbishment.

Then, the Cost-Optimal approach is applied to compare several retrofit scenarios considering interventions both on the building envelope and on plant systems. The case study is a University building in heating dominated climate of South Italy. According to a macroeconomic perspective, with a discount rate of 3%, the package of Energy efficiency measures that combines installation of heat recovery systems, regulation dispositive for HVAC and LED lamps with automatic control induces considerable Energy saving and reduction of polluting emissions (−33%) as well as the largest reduction in the overall cost (−35%). Moreover, the importance to use validated models is examined exhaustively by proposing a sensitivity analysis on uncertainties due to modelling assumptions mainly referring to the adoption of stochastic schedules for occupant behaviour and equipment or lighting usage. First of all, this analysis shows that the calibration indexes are always dissatisfied; besides it is demonstrated that Refurbishment design can appear more convenient, with wrong assumptions. For instance, one of proposed scenario brings to Energy saving of −41% and reduction of global cost of around −36%.

More in detail, by considering two different construction technologies (i.e., a lightweight house in reinforced concrete and a massive tuff-made villa), two different climates (Greek coast, climate of Athens and Italian coast, climate of Naples), two cost-optimal Energy retrofits are presented. The optimized Energy retrofit, performed by coupling transient Energy simulations and genetic algorithm for generating improved models, have taken into account all levers of Energy efficiency, and thus optimization of building envelope (thermal insulation, reflectance, windows and solar screens), active Energy systems (daylight control, HVAC systems for the regulation of indoor conditions) and renewable Energy sources at the building scale (namely, solar photovoltaic).

Integration of Thermal and Visual Comfort in the Retrofit of Existing Buildings

In this paper, the thermal and visual comfort levels related to Energy Refurbishment measures in compliance with the nearly zero-Energy building requirements are assessed for an office building, chosen as case study. Energy efficiency measures consist in a combination of envelope and technical systems Refurbishment measures, involving both HVAC and lighting. The Energy and comfort calculations are carried out through dynamic simulation using Energy Plus and DIVA, for thermal and visual performances respectively. The results point out that the Energy retrofit actions of building envelope lead to significant Energy savings for thermal uses but cause higher electricity demand for lighting consequent to daylighting reduction. The research aims to reduce the imbalance between visual and thermal comfort and ensure the best performance in both domains.

Refurbishment trends of the residential building stock: analysis of a regional pilot case in Italy

The methodology follows three steps: (1) definition of a knowledge-base on the current state of the building stock, (2) investigation of Refurbishment scenarios considering Energy efficiency measures and retrofit rates, and (3) comparison of the achievable CO2 reductions with the climate protection targets in short and middle term. The results are addressed to local authorities to enable them to set up corrective actions to achieve the targets. Three realistic scenarios are investigated. The first one considers the annual current Refurbishment trend and the most common Energy efficiency measures. The second scenario applies the measures resulting from a cost-optimal analysis. The third scenario considers the mean annual refurbished floor area necessary to meet the climate protection targets. The results of the scenario analyses emphasise the need of implementing major Refurbishments, rather than fixing stricter requirements. The building stock Energy performance is assessed through the building typology approach defined in the IEE-TABULA project. It allows the models of building stock Energy Refurbishment to be presented in an effective way, easily understandable and manageable by non-Energy experts.

This deviation can partly depend on the model used for the Energy performance evaluation, but changes in the occupants' behavior after a thermal retrofit of an existing dwelling are also revealed. The paper examines the influences of occupant behavior on the Energy savings for some retrofitted Italian residential representative buildings. Some typical use patterns are defined according to statistics of the national census of population and dwellings and the expectations of the building occupants are specified before and after the retrofit. The main objective is to investigate the elasticity of the Energy consumption in function of the occupancy parameters before and after the application of high Energy efficiency improvements. The analysis is carried out by means of a simplified Energy performance assessment model. The outcomes of this study consist in defining synthetic indicators for the quantitative assessment of the rebound effect.

The case study is a University building of the centre of Italy, and the reference scenario has been supported by various in-situ surveys, investigations and evaluations of the indoor comfort. Collected data, together with a comparison with Energy bills, has allowed a proper calibration of a numerical model simulated by means EnergyPlus. All this phase is described in this paper, while a second part will discuss the Energy retrofit and the building Energy optimization.

Then, the Cost-Optimal approach is applied to compare several retrofit scenarios considering interventions both on the building envelope and on plant systems. The case study is a University building in heating dominated climate of South Italy. According to a macroeconomic perspective, with a discount rate of 3%, the package of Energy efficiency measures that combines installation of heat recovery systems, regulation dispositive for HVAC and LED lamps with automatic control induces considerable Energy saving and reduction of polluting emissions (−33%) as well as the largest reduction in the overall cost (−35%). Moreover, the importance to use validated models is examined exhaustively by proposing a sensitivity analysis on uncertainties due to modelling assumptions mainly referring to the adoption of stochastic schedules for occupant behaviour and equipment or lighting usage. First of all, this analysis shows that the calibration indexes are always dissatisfied; besides it is demonstrated that Refurbishment design can appear more convenient, with wrong assumptions. For instance, one of proposed scenario brings to Energy saving of −41% and reduction of global cost of around −36%.

In detail, a reliable Energy audit, by means of calibrated input, has been performed, and it revealed Energy requests, polluting emissions and Energy costs very high. By taking into consideration the exemplary role of the public hand, according to the EU Directives 2010/31/EE and 2012/27/EU, here a cost-optimal Energy Refurbishment is proposed, by analysing several Energy efficiency measures, firstly singularly analysed and then combined in order to evaluate the super-positon effect.
